beta nu properties, founded in 2004, invests in and manages multifamily real estate in secondary and tertiary markets. our acquisition criteria range from stable, historically high-occupancy properties that have been well maintained to distressed properties in need of turnaround. our investment criteria is generally a 8-15% coc return going in with conservative yr 7 projected irr exits of 18-25%. we are capitalized by an in-house institutional fund, as well as a spectrum of investment partners, from high net worth individuals to both large and medium institutional fund investors.
