blacklight is a value-add investor in commercial and specialist residential real estate in the uk, targeting acquisition lots of between £3m and £25m. backed by private equity, blacklight seeks opportunities to generate attractive risk-adjusted returns in joint venture with developers or asset managers via an incentivised profit-share model. we will invest either pure equity or mezzanine financing, and will always take a majority position in whichever tier of the capital stack into which we invest, typically bringing in competitively-tendered third party senior debt to part-fund a transaction. we invest in development sites or built assets with opportunities to add value through active asset management, with or without planning consent, targeting uk cities with populations of >100,000.
