s & s funding llc (“ssf”) is a private lender that provides secured loans to developers and owners of real estate. the loans are typically short term – ranging from a minimum of three months to a maximum of 12 months. loans are given for the purpose of purchasing a property or to finance construction, rehabilitation, or refurbishment of neglected properties. generally, borrowers that approach ssf cannot take advantage of traditional financing due to time constraints, strict lending requirements, or other limitations. ssf carefully considers each loan request that is presented. the principals of ssf have executive experience in the development and rehabilitation of real estate as well as decades of combined real estate experience with tenant/ landlord relationships. they personally perform due diligence on each deal. in order to minimize the risks involved, all loans are secured by a first lien on the subject property. an additional cross-collaterized property is usually required and/or
