solicitors property network (spn) is a new national property sales service for english and welsh law firms. spn will provide lawyers with the means to offer properties for sale (directly as estate agents or indirectly as introducers to estate agents) to increase revenues and to remain competitive in their local market. currently house sales in england & wales are predominantly controlled by traditional estate agents who also typically demand high referral fees to pass on the conveyancing work to local law firms. alternatively national estate agency chains own or operate their own conveyancing panels which has the effect of driving fees down for those firms on the panels – or a loss of business altogether where an in-house conveyancer is retained. the legal services act has changed the provision of legal services in england & wales putting pres-sure on traditional law firms. traditional markets such as conveyancing and probate are being eroded by regulation and new entrants to legal ser
