stage point is an investment manager involved in the alternative lending space. the fund provides commercial loans secured by rent-producing real property. borrowers use the loan proceeds to purchase and improve residential real estate. the fund is focused on four markets: providence, ri, southeastern ma, and savannah, ga and long island, ny. in these blue-collar markets, theborrowers are typically contractors and small investors who specialize in rehabilitating single and multi-family homes; they have substantial equity in their properties and are able to make significant profits. we avoid riskier markets such as new york city and boston, ma where we feel propertyvaluations are too high to support our conservative underwriting (not to mention, valuations which aren't supported by appurtenant rental income) and where there is relatively less equity available for our borrowers.
