design phase how we start depends upon the clients needs. if no plans have been created, we take the design/build approach to the project. if a designer or architect is involved, we collaboratively help ensure the schematic and design-detailing process keeps the project on budget and we can also help ensure that feasibility and constructability questions are answered. pre-construction phase when the plans are finished being detailed and converted to construction documents, we do a final quantity take-offs and give you the cost for the project. there may be some options in this pricing (i.e. – tile vs. wood floor or additional items like a solar photovoltaic system). we try to minimize the options for less confusion on our part and your part, but it is sometimes necessary and useful to set certain items apart. once you decide on what the scope of work will be, we take plans to the local-jurisdictions permitting office. in portland, we are a member of the fir program which can save time
